I'm going to tell you the thing that most agents won't say out loud.
Overpricing your home does not help you. It hurts you. And I've watched it happen enough times to know that this one mistake, more than anything else, is what costs sellers money.
I know that's not what you want to hear. You've worked hard for this home. You've put money into it. You have a number in your head that feels right. I respect all of that. But I also respect you enough to be straight with you.
Here's What Actually Happens When You Price Too High
You get a burst of showings in the first two weeks (or you dont). People come through, get interested, and then they pull the comps. They see the homes that sold nearby. They see what the market says your home is worth. And they move on.
Now your home has been sitting for 30, 45, 60 days. Buyers start to wonder what's wrong with it. In this market, where homes are already taking longer to sell, a stale listing stands out in the worst way.

Before we ever put a sign in the yard, here's what I want to know: What does your home need to show its best? Not a full renovation. Are there small things that would make a buyer feel like this is move-in ready? Fresh paint, updated light fixtures, a deep clean? Sometimes a few hundred dollars changes the conversation.
And then we talk pricing. I will show you the data. I'll tell you what I think, and I'll tell you why. If we're not aligned, that's a conversation worth having before we list. Not after.
Sellers who come in with a clear head about this process tend to have the smoothest transactions. They move faster, they stress less, and they walk away feeling good about the outcome.

Here's the thing about this market in 2026: buyers are informed. They've done their research. They have more options than they did two years ago and they're not afraid to walk away from a home that's overpriced.
That doesn't mean you can't sell for a great number. It means you have to earn it by presenting your home well and pricing it in a way that the market can meet.
